            <![CDATA[<p><span><b>When listing your home, we discuss at what price you need to list your home to create value in the eyes of the buyer, and to choose your home over the competition?</b></span></p>
<p><span><b>What are you selling?</b> It really doesn't matter! Whatever it is, it must represent value to the buyer. It can be popcorn, it could be yourself at a job interview, it could be the resume you send to get the job interview, it could be LISTING YOUR HOME FOR SALE, or it could be as simple as just yourself out meeting others in your day to day life. </span><br><span><br></span><span></span><span>People make a determination of value, trust, and an initial overall opinion of the person or product they are buying within <em>3 seconds</em>! Yes, you have about 3 seconds to make that impact. </span></p>
<p><span>So your packaging of the product being sold, your outfit/clothes, your speech, and your actions all are perceived or determined by the buyer at the first moment they see it, and not just at the end. This means if you have not WOWED the buyer of whatever it is your selling upfront, then you have to work VERY hard to rebuild the perception they have already made in their mind. </span><br><span><br></span><span></span></p>

They are going to be very careful to not cast off the wrong perception of themselves to their piers. On a home, will your buyer perceive value living there, and will they feel that the home image is what they want their friends and family to invision of them when living there?</span></p>

            <![CDATA[<p class="p1"><span style="text-decoration: underline;"><span class="s1"><b>When Buying and Selling Real Estate, Fear is our greatest challenge. </b></span></span></p>
<p class="p2"><b>99% of us have fear that prevents us from achieving what we really want.</b></p>
<p class="p2">Fear is a blind emotion made up of past experiences and unknowns. Break through one fear today, and you will realize it was in fact, only in your mind and without any real substance. You will then know that fear never really played an active role in what the result was. However, FEAR will play a subconsciousness roll in your actions, and it will "100%" carry over to your client, loved one, friend, or anyone you are in fear to see, talk to or initiate a decidion like a real estate transaction. . </p>

<p class="p2">What is Fear? Yes fear is an emotion, but more importantly fear is ENERGY! This energy is felt by yourself and others around you. The result actually can be changed by your fear, because you making sure it materializes to satisfy your own thoughts. Have you ever walked in to a room when there is an argument happening, and you could feel something was wrong right when you entered? "You may have actually said, are you guys arguing?" That is energy you feel! That bad or emotional energy in the room can be felt very far away. People will pick up on that energy just as they do energy signals omitted from a radio! Twins are really tuned in to this energy. In fact many twins will say they call each other even around the world because they feel something bad happened. If fact they can even say what it was. this is tuned in energy waves picked up by each other. </p>

<p class="p2">We live in fear everyday. We have fear when driving, playing a sport, meeting with a prospective client, public speaking, and just about anything that is out of our control. The key to manage and convert fear to a positive energy is, training your mind. You must practice every day converting your fears to an action "like motivation" and work hard at it. This will help break through your fear barrier. Know it is possible, and practice daily as you would your tennis game. Only then will you get better at it!  </p>

<p class="p2">Fear is not always bad. If your Fears are used correctly, they can also be exactly what you need to have a little excitement, but knowing you can ALWAYS overcome and break through them!</p>

<p class="p2">Good and bad energy "like fear" is omiited to others, so be careful.</p>

<p>Our MLS experienced a 23% drop in closings starting in September 2022, and that slowdown grew to a 28.5% decrease by the end of the year. During that time, listing inventory increased 8%, and the time on the market for sellers increased by 20%. As a result, an increased number of sellers have seen the value in the expertise and marketing efforts we provide, and the realtors at Chinowth & Cohen have gained a significant increase in market share</p>
<p>Prices have leveled off, and we have recently seen an increase in sellers negotiating more on their prices. We've also seen a noticeable uptick in sellers offering credits for closing costs or buy-downs on buyers' mortgage interest rates.</p>
<p>It appears more favorable market conditions are on the horizon. Many of our realtors have reported a drastic increase in buyer activity since the beginning of 2023, and we have seen a strong surge of new contracts turned in for closings on March.</p>
<p>Lawrence Yun, the chief economist for the National Association of REALTORS®, has recently predicted interest rates will slightly decrease over the course of the year, and 2024 is likely to be the strongest year of sales in the nations history. He attributes that to buyers realizing that waiting for extremely low interest rates to return is not likely to happen and there is still a massive amount of pent up demand from buyers. Across the country, and in our market, there are a lot of buyers that have been looking for homes since the start of the pandemic and still have not purchased a home.</p>
<p>All of this news is positive for the realtors at Chinowth & Cohen. Although homes aren't selling the moment they're listed, more and more sellers are seeing the value in what a real estate professional brings to the table. Our Chinowth & Cohen agents are equipped and ready for what looks to be a stable remainder of 2023 and a potentially record breaking 2024.</p>]]>
